How to Maximize the Sale of your Home- Part 3 of 5

Step 5:  Take the U out of your HOUSE

 

Earlier in this series I mentioned that selling can be emotional.  The home you’ve lived in has memories, your belongings and it’s your safe haven.  Realtors know this, but it’s not our job to sell you; it’s our job to sell your home.  Don’t take offense if we’re harsh or insistent on asking you to take down photos or remove belongings.  We are trying to help you detach from your home and help a potential buyer put their U into your space. 

 

Realtors need to open the U space in your HOUSE so someone else can insert themselves there.  It’s hard to fit two different U’s into one spot.  If a buyer cannot see themselves fitting in they won’t buy your home.  It has to be cozy, comforting and feel like their future in a matter of seconds.  Their decision is emotional too and human nature is impulsive.  Feelings push harder than facts.

 

Here's where your work starts...your Realtor will step back into the picture once you're ready to list and start showing your home.

 

In the next post I'm going to cover how to proceed with house hunting while your home is for sale.  How many times have you heard of people taking the plunge and buying a home before theirs is sold.  Don't be foolish and do this in a difficult market.  There are ways to avoid this!

How to Maximize the Sale of your Home- Part 2 of 5

Step 3:  Qualifying for a Mortgage

 

You may think I’m jumping the gun here but I’m not.  Here’s why…if you want to upgrade or purchase another home you need to review your credit and down payment requirements.  I’ve often heard sellers say,

 

Well, this place was no money down and easy to get a mortgage on so it shouldn’t be a problem to buy again…”

 

WRONG!!  If it’s been several years since you’ve purchased a home, times have changed.  You watch the news or see it all over the Internet, right?  Mortgages are available but they are tougher to qualify for.  You’re also looking at some sort of a down payment in 99% of scenarios.  If you don’t have equity, don’t have savings and don’t have decent credit, you may not be able to buy right now.  If that’s the case…stay put if you can.  Renting is your other option.

 

Step 4:  Take off the Goggles

 

DISCLAIMER: I’m guilty of this too!  I’ve lived in a dozen homes in my life and everyone gets this disorder.  When you first purchase a home you have plans or updates you want to do, right?  Time passes, life happens, money comes and goes and the goggles appear.   Repairs, updates, broken things, maintenance, etc.  You learn to live with all and it becomes a part of home.  A buyer isn’t going to see it that way.  They are going to see work!

 

You’ve got three lifelines here:  Phone a Friend, Ask an Expert or Poll the Audience

 

1.   Phone a Friend: I’d suggest calling a brutally honest friend.  Ask them to walk around making a list of everything that stands out to them as work needed.

2.   Ask an Expert:  Now is a great time to bring back the Realtor to help you wisely spend money for updates or repairs.  Use the Expert as a source of recommendations.  You don’t always have to spend a lot of $$ to create value.  Cleaning, organization, yard work, color neutralization are all great improvements.

3.   Poll the Audience:  This is NOT the way to go.  Sticking your home on the market without preparing to “See what buyers say” is not profitable.  If you’re not ready for showings, you’ll be beat up and eaten alive.  It’s competitive out there!!

How to Maximize the Sale of your Home- Part 1 of 5

If you’re considering selling a home in the Raleigh, North Carolina area my team would be more than happy to answer any questions.  This blog is meant to aide you in moving forward in your decision.

 

 

Seller Series Blog:

 

The decision to sell a home can be exciting, scary, overwhelming and emotional.  It’s not always based upon a positive situation in your life, but you have to look at the big picture.    Moving on or moving up is the next step on your path to a better future.  Things happen that are out of your control but you can take some steps to prepare and maximize the sale of you home.  My goal is to give you the largest bottom line return possible in an ever changing market.

 

This 5 part series will walk you through the “How To’s” of selling a home.  If it’s your first time, ask lots questions.  If it’s your tenth sale, still ask questions!  The market changes, marketing changes and buyers demands change.  You need to understand all of the variables to successfully sell your property.

 

Step 1:  Considering a Change

 

              As a Realtor, I cannot force you to sell your home. This is a personal choice that only you can make. There are many factors like

·       financial strain

·       change in your mortgage payments with fluctuating interest rates

·       relationship changes like divorce or children

·       job relocation

·       school re-assignments

·       down sizing for empty nesters

·       lifestyle desires to live on a lake, beach or mountains

 

There are so many reasons I could list but the bottom line is…it’s accepting the reality of change.  Change is good even if it’s uncomfortable.  It’s how we grow personally and financially!

 

Once you’ve wrapped your head around the reason that you need to sell your home, you need to set a plan into place.

 

Step 2:  What If’s…

 

              This is still a step that you can tackle alone but I’d suggest speaking to a Realtor too.  A quick free consultation via phone or in person can give you some great information about the “what if’s”.  Now, what do I mean by that statement?  You need to have the range of value for your home to know what you’re working with as equity or lack there of, for your next move.  It could be

  1. A down payment for another home,
  2. Financial backing for rent/deposits or
  3. Carrying double payments if you decide to buy before you sell
  4. Reviewing rental amounts if you’re keeping your current home as an investment
  5. Planning to negotiate a deficiency to your current loan if you’re upside down. 

 

KNOW WHERE YOU STAND!  It will empower you to set several plans in place or at least mentally and emotionally stabilizing for the worst case scenario.

Spam, Value or Noise? What do you produce?

I've had a busy week here in Raleigh NC setting up new listings and prepping seller on the how to and what to do to sell.

This is the first night I've had to sit down and enjoy the peace and quiet.  I'm catching up on my Google Reader Alerts and Subscriptions and I came to this conclusion.  I need to be heard in the noise and chatter that is the Internet.

How does a buyer or seller feel when they start to search for homes?  There's a ton of crap out there!

Real estate is a "Pick me, Pick me!!" kind of business to the core.  It's taught at every new agent training with most companies.  When a real estate agent hits the streets your told to "PUT IT OUT THERE...YOU SELL HOMES!"  There isn't a push to build a following of people who see you as the expert.  (This is my manly, loud, deep Broker voice speaking...)  "YOUR JOB IS TO TELL EVERYONE YOU'RE A REALTOR."

 

What's the value in that?  Who care if you don't know what you're talking about or you haven't sold a single home!  Even better, what if you've never bought a home and don't even know the process yet?!

 

To the consumer...that's chatter, noise, irritation and ultimately SPAM!

So I'm pushing myself out of the SPAM CAN and headed back to basics.

 

EDUCATION IS VALUE!!

 

Starting tomorrow Saturday, November 14, 2009 I'm going to type a series of "How to Maximize your Home" for home sellers in the Raleigh area.  I'm aiming for a 5 part series.

Wake County Public Library Booksale 2009

stack of booksWake County Public Library host a book sale every year to clean out the stacks and make room for new stories, books and magazines.

The sale has moved locations this year and they're expanding two extra days to accommodate 300,000 books that need to be sold!  Wow, that's a lot of print!!

How I Earned $100k in Commissions without Spending a Dime on Advertising

If you’ve recently joined the real estate industry you’re in for a long haul.  If no one has said those words to you, hear them again…it’s ain’t easy!  That being said, there are great ways to market yourself without spending a ton of money on wasted efforts and ads.  After all, if you don’t have any buyers or listings yet, what do you advertise anyways?!  The days of print are fading and savvy internet and social networking are an untapped goldmine.

 

I was born into a real estate family in upstate NY and watched real estate from the dinner table.  My folks have one of the first “teams” in their area and have been very successful in the “old school” ways of the business.  My perception was, “this is easy…the phone rings, you jump in the car and you sell a home.”  So in 1999 I decided to take a swing at this business I had watched for so many years.  I’d relocated at that time to North Carolina and didn’t really know a soul.  I had no friends or family network, no college buddies, no corporate relationships from a job path and only my ex-husbands family who lived about 20 minutes away.  Let’s just say that they weren’t a gold mine or referrals nor were they buying anything anytime soon, enough said!  I did however have the guts to open my mouth and start talking to people I met on the streets.  In 1999, the internet wasn’t nearly the source of business that it is today.  I joined a team and proceeded to sell over 20 homes my first year but it was costing my superior thousands of dollars each month to “get us out there”.  I didn’t know any better and thought, “This must be how it works!”  Maybe then, but not now…so are you ready to learn a few tips and tricks from someone who’s figured out how to capture business, improve your bottom line and build value to home buyers and sellers in your marketplace?  Here we go…

 

  1. Do not start advertising that you work with “ABC Realty Firm”.  Firm names don’t really matter much anymore.  Potential clients care about the value that YOU offer not the company that you work for.  Yes, I underlined that word because you need to keep in mind that you work for YOURSELF!   Also, what happens if you leave and move to another company?  Now you have to start over and market yourself at XYZ Realty Company.  You need to advertise yourself as Bob/Betty Jones, Real Estate Agent.  Then in your signature or on your webpage you can have you logo.  If you really want to get fancy, think of a snappy slogan that will stick in people’s brains.  Personally, I use Happy House Hunting and my blog title is www.happyhousehunt.com.  That is much easier to say and spell than Erica McClenny!  I’ve switched companies several times over the past decade and it never mattered…it just took me time to reset all my online profiles.

 

  1. Speaking of online profiles…you need to get these rolling ASAP.  Free marketing is the topic of this ebook so here are a few spots you need to establish yourself.  I didn’t stumble on to this concept for 6 years!  I didn’t even know what half of these sites did, stood for or offered members.  Now I do know and for me, they equal a stream of ready, willing and able referral resources.  They can for you too, if you use them.  They do not run themselves.  It will take a little time and effort but the pipeline feed in the long run is well worth it.  When I first discovered social networking, I’d spend 20 hours a week on figuring more sites or places I could put my name and information.  I’m going to give you the top ten sites that generate me the most return.  We’ll cover more in depth social networking in another blog.  All of the following sites were free (at the time) for me to join and network on.

Your job on each of these sites is to “brand yourself” with the same picture, contact information, profile description and slogan.  If someone Google’s you or does some research, it needs to be similar on each site. I could go one with 300+ more sites but I'll cover that on a list of effective sites tomorrow.

 

 

  1. Blogging- It’s the best way to establish yourself as an expert in your area, quickly!  I didn’t even know what a blog was until 3 years ago.  When I first discovered it, I thought “Geeze this must take a ton of time and I’m certainly not a writer.”  (By the way, are you still with me?!) Then I read an article in 2007 that blew my mind. 

 

"Internet Home buyers spend an average of 4.8 weeks doing online research before they contact an agent.

 

86% of home buyers started using the Internet as part of their process before they started looking for a specific home; the other 14% did after they started looking, but before they contacted a real estate agent; that means that 100% of buyers surveyed started looking at homes first, agents second. When you combine that finding with the already existing one that fully 81% of Internet buyers stay with the first real estate agent they choose to contact, you can see a powerful case for being able to have consumers find you, first."

 

If you can start offer a “Deal of the Day” with a posting, or write an upcoming event in your area.  If you’re not comfortable sharing your opinion on your market there are plenty of resources and articles that you can use, add your own twist and publish on your blog.  I DO NOT MEAN COPY and add your name!  That will get you in trouble!

RDU Airport, Terminal 2 Progress

I relocated to Raleigh, North Carolina area in 1995 to attend college at Campbell University.  I vividly remember stepping off the airplane thinking ughh, this airport is old!!  Times have changed and the Raleigh-Durham International Airport is starting to make me proud to be a Triangle area resident. 

Many people travel in and out of RDU Airport everyday for quick work trips into Research Triangle Park.  The Triangle NC area needs to show that we are modern, clean and growing.  I think the airport makeover was an absolute must.  I've enjoyed my trips in and out of both Terminal 1 and 2.
